Repairs to my rental property

Question:

If I schedule a repairman to come out, how does that work?? Like I need the AC guy to come out and replace the pan in the attic. It’s working great, but it just needs a new one.  Do I coordinate with the tenants? Or just do it to fit my schedule and then go out there and just let them know??  And say they request something to be fixed and I get it set up, do I go out every time to oversee it??

Answer:

You don’t have to oversee every repair that goes on (unless you want to).  I would make sure that you always get a detailed receipt.  You should coordinate with the tenants to they are surprised when someone shows up to do work.  Then, if they will be home you don’t have to be there.  If they will be gone, then you’ll need to go over.

 

Here’s the deal with almost all tenants…if you take good care of the house they take good care of the house.  So always let them know what you are doing, it makes them feel obligated to keep up the maintenance on their end as well.
