Before we can get into my prediction for 2021 let us look at what happened in this crazy of a year 2020. I
will be focusing on Texas with Houston and the surrounding areas because we are our own market! Our
first quarter was on par to be like the last two years, with a fair a mount of supply and a little more than
average damned due to low rates. But then comes march, and in the middle of the month we get hit
with the R O N A. People start to panic, ran the stores out of gloves, mask, toilet paper, and took their
home off the market causing supply to be scarce. And scarcity will do what scarcity does, run the value
of a product up, for example look at the ps5 I can find one for under $900 thanks to all of you bots
buying them out. Now we’re in December and as a buyer you know how hard its been trying to find a
home, getting out bid left and right even without asking for closing cost assistance, and as a seller it’s
the opposite for you, living high receiving offers left and right.
That brings us to my prediction for 2021, I truly believe that our market will stabilize after the first
quarte as we can see people are staring to gain their confidence back while learning to live with the R O
N A . As sellers start to put their homes back on the market this will help with our scarcity problem bring
supply back to normal and not having so much competition for just one home. Along with talk of First
Time Buyers getting a $15,000 credit in 2021, helping those buyers who might of ran through their
savings. Now how exactly or will it even be implemented; we do not know. Taking all of this into
consideration and hoping we do not have another lock down, 2021 might be like 2020 just without all of
the competition for buyers and in return keeping home prices fair.
Now there are two things that im going to keep an I eye on forbearance and foreclosures, for
forbearance 6% of homeowners are taking it and has already affected a few agents where the seller was
not aware of the actual number they owed until a week before closing. Now Foreclosures we are
expected to have 100% more foreclosures in January, but are they going to hit us all at once or trickle in
we do not know yet. The Good thing is everyone and their mom are investors right now so hopefully
they will come in and pick those homes up before they can influence our market.
