How To Buy A Home In 2021

   Thank god 2020 will be out of the window in a few days! That means you are probably setting up goals for 2021 or maybe you just planning on hitting that reset button 2020. Either way If home ownership is one of those goals, today I will be going over how you can accomplish that. This will be more strategy focused just in case competition continues to be the same for buyers. Alright let’s get to it!  

   As if you were building a house, we need to set our foundation and that’s Speaking with a few loan officers. Besides just getting approved we need to find out not only who can give you the best rate but who can close faster, who has less hoops for you to jump through, and who can help you get in a home with the finances at hand. Finding the right loan officer will set us in place to put our best foot forward when competing with other buyers. Before we use to be good just with the pre-approval and making sure you were comfortable with your monthly, everything else like closing cost, down payment, and time frame was something we could play with but not anymore, we need to have all of this in place beforehand.  

   Now that we have your approval from the lender, its time to start looking at what the market is offering. But even before the actual home search and viewing process you need to have clear what you want and and I’m not talking about the color of the restroom, im talking about things that you can’t change in the home or will cost too much to change. Because right now is not the time to be sitting on the fence and over thinking. Sellers are receiving multiple offers within a few days of their home being on the market and if you second guess the right home for you more than likely your competition wont. Trust me you will be upset with yourself after you took the time to sleep on it and your competition already got their offer accepted. Im not saying you must make an offer on the first home you see; I’m saying that you need to have extremely clear what you want and need (I mean so clear like you sprayed Windex on your mind’s eye) that way when we do find that home you don’t second guess it and another buyer beats you to it.

   You found the home you want and now its time to make that offer, this is where we must apply the most amount of strategy. How is your offer going to stand out from all the competition? If your realtor has been doing, their homework they will tell you to put your best foot forward. For example, if you only need $2,000 of help from the seller, only ask for that do not ask for $5,000 and wait for the seller to negotiate you down to 3 or 2, because there could be an offer that is only asking for $2,500 and you lose the home. Right now, there’s more buyers than sellers so you’re competing at a high level and if you want a fighting chance your first offer has to be your highest and best. And if someone does make a better offer than you could at least you can go to sleep knowing you did everything you could to get that home and you didn’t lose it because of your fault.

   You have enough things to stress about in 2021 and losing a home you really want shouldn’t be one of those. That’s why it is important to take the time, sit down with your agent and creating a strategy for these three steps choosing a loan officer, having clear what you need and want, and making an offer, will make the process smoother and help you achieve that goal of home ownership.
