What Is A Barndo?

Many visitors come to the Hill Country with the idea they want a barndo. But what is a barndo? A barndo, or barndominium, is a slang term for a metal building with living quarters. Barn + Condominium. Think of it as a glorified garage. 

I first heard of a barndominium while visiting with the original developers of Summit Springs. A barndo can provide a charming get-away from the big city. If you've checked hotel prices in Marble Falls and plan to retire to the Hill Country, building a barndo to enjoy now can be a smart investment. 

Summit Springs deed restrictions permit guest quarters located inside a barn, so this can be an inexpensive way to start building on your Hill Country lot. To preserve Summit Springs as an upscale country community, be aware of the conditions which attach to plans for a barndo:

1) One permanent metal, rock, and/or hardiplank barn, workshop or storage building is allowed. Building must have rock wainscot extending up the first three feet, and the materials must be harmonious with the main dwelling. Such structure must be located behind the main dwelling site. So, when planning a barndo the location and aesthetic of the future house must be decided. Also, you'll need to plan the site for septic for the barndo and also for the main house. 

2) Barns as living space may not exceed thirty percent of the interior space. So, to achieve 500 SF livable space, you would have to build a barndo almost 1,700 SF. 

3) Barns may not be used as a permanent residence. Also, guest quarters may not be rented for income. 

4) Owner may use their barndo as a weekend get-away prior to construction of their main house. Owner may occupy their barndo as a temporary residence during construction of their main house. 

5) Detailed plans for the barndo must be submitted to the Architectural Control Committee (ACC) for consideration prior to construction. All barns, workshops, and storage buildings must be approved by ACC.
