I am often asked by buyers when showing a home or hosting an open house.. "does this home flood?" And while this is a very important question, it is equally important to note that even if the home is not in a labled flood zone one should always carry flood insurance. Most people don't know that if you are not in a labled 100 year flood zone that the insurance cost would only be around $400 a year which is nothing compared to the damage a possible flood could cause. Many of us saw rains and floods in some areas of Houston that have NEVER been seen. This is why it is so important to carry flood insurance regardless of historical maps.
