The inventory is on a steady climb in the Needville ISD area, single family homes category. In early 2018, the daily inventory hovered around 30 available homes. During the summer that number inched to 42 homes and most recently we have 52 available homes listed in MLS for the Needville ISD area. 15 homes have hit the market since October 1st ranging in price from $125,000 to $599,000.
Currently there are 13 homes under contract ranging in price from $109,900 to $850,000. Of those homes, 2 went pending in August, 4 in September and 7 in October. 5 homes reached sold status thus far in October, ranging in price from $44,000 - $391,500, with an average of 100 days on market.
According to the List price/Sales price ratio provided by the Houston Association of Realtors Stats app in Matrix, homes in September sold for 97.5% of their listed price.
The Absorption Rate app indicates there is 6.7 months of inventory using the data of 93 sales in the past 12 months with an average sales price of $246,924 and 52 active listings with an average list price of $313,266.
During 2016, 128 homes sold in this category; 2017 resulted 108 sales, and to-date 78 homes have sold in the Needville ISD, single family category.
