Everyone out there has their own opinion on what COVID-19 will do the local and national real estate market. I'll be here to provide you with actual facts and figures for the Houston and surrounding areas.

Numbers below are for the first 2 weeks of April:

Fact 1: Months of Inventory has more than doubled this month compared to this time last year. Actually forget last year, more like last month. What does it mean if you're considering selling your home this Spring/Summer? It means you need to make sure you price your home aggressively from day one. No more, "let's try it for a few months and see what happens." Any good Realtor is going to tell you, the first 2 weeks are the most important time for your listing.

Fact 2: New listings on the market have dropped over 50% compared to this time last year. The positive is that there is less inventory to compete against. Again, make sure you're priced to sell.

Fact 3: Compared to this time last month, sales have dropped to just over $1Billion compared to $2.6B for last month.
