Last week, along with a large number of Boulevard Realty agents and staff, I had the pleasure of touring the facility for The Ivy Lofts, an upcoming development by Novel Creative Development, LLC. that will sit in East Downtown, or the area now better known as EaDo. This complex is part of the growing movement to populate EaDo, an area of town that had long been forgotten, but is now seeing a strong resurgence, largely due to its great location right next to downtown and the University of Houston. The Ivy Lofts will stand out among the rest of the new housing options in EaDo, as it will present Houstonians with an opportunity to experience micro-living.
Micro-living is a lifestyle that has become increasingly popular in large, densely populated cities across the U.S. and the world. People in places like New York City are embracing this way of living in which all the necessities are packed into a very small space. It’s about efficiency, eliminating excess, and getting the most out of a very compact living area. The Ivy Lofts will be offering this style of living to Houstonians in the form of micro-condominiums. This is groundbreaking as The Ivy Lofts will be bringing micro-condos to Houston, and even Texas, for the very first time.
We were able to tour models of some of The Ivy Lofts’ units and it was impressive to see how much could be fit into such a small space when used smartly and effectively. The Tokyo is the smallest unit, and depending on its placement in the building, can range from 304 to 328 square feet, plus about 50 square feet of balcony space. It makes use of features like a Murphy bed and a two in one washer/dryer to get the most out of the space. It starts at $159,500. The New York provides a roomier micro-condo option, with around 500 square feet of indoor living space. There will also be plenty of larger units for those who could never picture themselves living in a place with less than 500 square feet of living space, but a majority (60 percent) of the development’s units will indeed be micro-condos.
In addition to its enviable EaDo location, The Ivy Lofts will include sought-after amenities such as an outdoor terrace with cooking stations, a resort style pool, and 15,000 square feet of retail space on the first floor. Another impressive feature of The Ivy Lofts is that the building will be the first in the United States to be completely automated by AT&T Digital Life. That means that residents will be able to control their alarm, doors, locks, electricity, cameras, and air conditioning straight from their phones or tablets. The building is scheduled to break ground in September and should take around 3 years to complete after that.
