I represent builders in the Heights, and around The Woodlands/Conroe area. Something that has been staggering to watch is the lumber price over the last year. This is just one more thing that is causing home prices to continue to rise. And, there's not much relief to be seen. At least in the short-term.
Why?
COVID restrictions hampering the production at sawmills around the world.
Relentless demand for housing in the market causing a 14 year HIGH in December of new housing starts.
Any Relief?
As the vaccine is rolled out, more and more sawmills will ramp up production.
New producers will enter the stage, as it's just too hard to sit on the sideline while prices are so high.
Until we get some relief, it doesn't look like there will be any stopping the upward trend on new housing prices. The builders have to keep raising prices to stay in business, so the cost will be passed on to the buyer in the end.
