How do I sell my home fast?  

Thinking about selling your home?  Maybe you are looking to sell your home due to divorce, downsizing, up sizing, or moving to a different area for job relocation.  When thinking about selling your home, some questions may come to mind.  How much is my home worth? Should I hire a Real Estate Professional? How do I prepare my home to sell? This article is written to provide clarity and understanding to quickly selling your home.  

Pricing is an Art. Price your home right and Sell your home fast.

Selling your home quickly requires the correct pricing. The value of your home is not a made up number depending on how much you owe on your mortgage. The market dictates how much your home is worth. Please keep in mind that there is a difference between appraisal value and market value. Appraisal value will be things built in your home, like a fireplace, or a bedroom. Market value is the value of the home depending on the upgrades the home features. For example, granite counter tops, carpet vs hard wood flooring, etc.

Prepare your Home to Sell Quickly. 

Preparing your home to sell fast will be specific to your home, as every home is unique. You have to put yourself in the buyer’s shoes for this one. Think of the reasons that you fell in love with the home. The buyer will probably fall in love with your home for the same reasons. Keeping your home aesthetically appealing will help you sell for the most amount of money. Landscaping, keeping your home clean, and staging can come in handy.

Hire A Realtor to Speed up the Process.

If your home is to sell your home fast and get the most amount of money, then it is wise to hire a Realtor. Realtors have access to recent homes that have sold in your area and can provide you with an analysis on your homes true value. A realtor is also an expert in negotiating contracts to make sure you net top dollar for your home. The real estate contracts have provisions written to protect the buyer and can include additional items that could cost you as a seller. It is important to get with an industry professional to protect your best interest. Yes, there is typically a fee with hiring a Realtor as with any service like Doctors, lawyers, etc. The great thing about hiring a realtor is that they will let you know exactly what to do with your home, to sell it for top dollar, in the least amount of time.
