Blackhorse Ranch, which is almost fully developed, is located in Cypress, Texas in the Recognized Cypress Fairbanks Independent School District.  Residents here enjoy the close proximity to the Highly Acclaimed Blackhorse Ranch Golf Club.  Homes are priced from the $180’s to $700’s, so if you like good schools and good golf, Blackhorse Ranch may just be the community for you!

The information in the table above has been gathered using data from the Houston Multiple Listing Service (MLS).  The data reflects all home sales that were reported on the MLS, including foreclosures

When looking at the data in the table above, it is important to consider the absorption rate of this community.  Absorption Rates tell us how long it will take a property to sell under the current market conditions.  It is calculated by using a simple mathematical formula that is based on supply and demand.  To calculate the absorption rate, you must do three things:

  1. Determine how many homes have sold in a 12 month period in any given neighborhood.
  2. Divide this number by 12 to get the “Per Month Absorption Rate”.  This number tells you how many homes are sold per month in any given neighborhood.
  3. Take this number and divide by the number of current listings on the market.  This number tells you the current “Months’ supply of homes”.

Let’s look at the table above and plug in some numbers.

1.   In Blackhorse Ranch, 50 homes sold this past year.  

2.   When you divide that number by 12, you get 4.17.  This lets you know that on average, 4 homes are sold per month in Blackhorse Ranch this past year.

3.  There are currently 34 listings on the market.  When you divide 34 by 4, you get 8.5. This means it would take 8. 5 months for the current inventory of homes to sell in Blackhorse Ranch. 

A 6 month supply of homes is considered a balanced market.  Numbers over 6 represent a buyers’ market, and numbers under 6 represent a sellers’ market.  Blackhorse Ranch is a buyers’ market

What does this mean to Buyers?

Yahoo!  You are at an advantage since there is more inventory to choose from, and sellers will be more prone to negotiating.  With interest rates at all time lows, you can bank on a good deal and lower mortgage payments.  This is the time for you to buy and get more bang for your buck!

What does this means to sellers?

You must be aggressively priced, and your home should be in the best condition possible to draw in those few buyers.  This is the time for you to spend some money sprucing up your home to appeal to the masses.  If your home could use some updating, do it!  I can help you choose which improvements would help you sell your home quicker.
