How to Prepare for Buying a Home

Keep in mind the house price DOES NOT increase because I'm your Real Estate Agent.
There is NO EXTRA CHARGE  for me being your agent. 

Here is a list of items that will be needed and things NOT to DO:

PROOF OF INCOME - Have a job or a source of income that can be verified. Have several checks under your belt. If you change jobs (during the home buying process) try to stay in the same line of work.

TAX RETURNS - Have your most recent tax return and one for the prior year. You don't want to have an excessive amount of deductions or large business losses. Your mortgage person will explain this in more detail. 

BANK ACCOUNT - Have some money in your bank account. You'll need some positive funds. Don't use OVERDRAFT protection OR Pay Advances from your bank (these are still considered insufficient funds). Using overdraft protection is considered the same as NSF (Non-sufficient funds), bounced check, lack of money. If the money is NOT showing in your bank account don't spend it. It will hurt you.

CREDIT USAGE - Don't charge your credit cards to the limit. Using all avaible credit on a card is considered misuse of credit. You really don't want to use  more that 50% of available credit. If you really want to look good stay under 30%. Example: Credit Limit of $1,000.00 don't use over $300. This shows you have control of your purchasing power.

BILL PAYMENT - Pay your bills on time. One late payment can really hurt you. I mean a late payment can really, REALLY, REALLY hurt you. 

DEBT TO INCOME RATIO - Don't spend 100% of your pay check each payday. I had a couple making $160,000 per year with ZERO money in the bank. They had luxury cars, jewerly, traveled, expensive clothing, ate out for every meal everyday and they never saved not one penny. Their debt was equal their income. No loan office would approve them at all. No one.

BORROWING MONEY TO BUY A HOME - Don't do this. It's terrible and will terminate your loan. There is a way to do this but the lender must guide you. Trust me on this. 

DEPOSITING CASH - Don't deposit cash into your bank account. Again, trust me. Your paycheck is fine but don't collect on loans and deposit CASH into your bank account. All CASH and deposits must be verified. That means the lender wants to know exactly where it came from and will want to pull the persons records who gave you the money to confirm they actually received the money from a tax paying job. Yes! It gets tricky. 

DON'T SHOP FOR NOTHING BEFORE YOU GET YOUR KEYS IN YOUR HAND - Don't furniture shop! Don't get a new car! Don't open any new lines of credit! Don't open anything new! Don't take out any loans! Don't co-sign for anyone for anything during this time! Don't put TV's or ANYTHING on new store credit! The lender WILL uncover these things and they WILL TERMINATE your loan without hesitation. There are a few more things to consider but it's really not that hard. Just do right. Follow ALL instructions and keep emotions out of the home buying process. (This seems to be the hardest part)

DON'T PAY OFF ALL YOUR DEBT - Believe it or not paying off all your debt can and will cause your loan to be denied during the loan process. No matter what you think or what anyone has told you always inform your loan processer, loan officer, mortgage person, me your Real Estate Agent  BEFORE YOU DO anything like this. If you need to do this we'll give you specific instructions. Don't be surprised when they tell you NOT to pay off all your debt. There is a reason for this. Don't learn this the hard way.

EXAMPLE: I had one client overdraw her bank account by ten cents, at a gas pump. That's one dime during the loan process and her loan was TERMINATED. We worked so hard and were getting near the end. One dime. Don't believe me? Don't find out the hard way. She didn't believe me either.
