There aren't many bargains left in Sugar Land. Thats an understatement. This booming suburb southwest of Houston leaves little to be left for those seeking a "great deal" on a home...unless of course you know where to look.
Depending on budget and other dynamics there may be an opportunity for that seeker of the diamond in the rough just yet. But beware, most agents don't show them...may have never heard of it. Could be part of the reason (and in recent years) values have stayed below the curve.
Sugarwood: 250 custom homes at the corner of Lexington and Williams Trace Boulevards. Built in the 80's, many of these unique homes have a contemporary flair. Many need updates (ok most) but thats where the bargains are! Prices per square foot lag behind even the homes in the lesser track homes accross Lexington, and of course the higher end area of Sugar Creek on the other side of Oyster Creek.
I have sold 11 homes in this little pocket the last few years. Prices ranging from 215000, 258000, 315000, 337500, 345000, 400000, 468000, 470000, 480000, 535000, and 565000. More than any other agent or Brokerage office. Its not that I'm enamored with this little pocket of deals, it just makes sense for those seeking a nice (very nice) neighborhood at a good price point, lower taxes, great mobility, friendly neighbors, good association, tennis courts and pool.
