Overcoming Obstacles as a New Homebuyer or Seller

Whether you're a first-time homebuyer or seller, don't jump into the game thinking that you'll just wing it. The hardest thing for a new buyer or seller is to overcome the mistruths out there.

One of the myths out there is that there's some set of general rules that apply in every market, across the board. When to sell, or when not to sell...How to handle a bidding war...There are false ideas out there about these things that can steer a novice in the wrong direction.

Every market is different. Therefore, what's happening 30 miles down the road may not apply to your neighborhood. This is where a qualified agent becomes invaluable. A good agent will educate his or her client on pricing, strategy when placing offers, etc. In Houston right now, for instance, a low-ball offer will typically not get you far. However, in other areas or more obscure parts of the city, you may find opportunities where the market has been stagnant for whatever reason. A saavy agent will guide you in these situations. Furthermore, in cases where you want to list your home, a good agent will provide you sufficient numbers and research to allow you to get your home sold as quickly as possible. Time is of the essence either way.

Assumptions will cost you. Do your homework, and find a competent agent!
