Our Neighborhoods - Knollwood Village

October 1st, 2017

Knollwood Village is a subdivision of Houston, located inside the 610 Loop South, in proximity to NRG Stadium, south of South Braeswood and west of South Main Street. Although just south of Braes Bayou, this neighborhood does not flood.  The community is about 1.5 miles away from the Texas Medical Center. 2 miles to Rice University, Hermann Park, Miller Outdoor Theater, and the Houston Zoo, and about 5 miles away from Downtown.

The site that is currently Knollwood Village originally was the Houston Main Street Airport, which dated to the early 1930s.  The airport closed in 1952, just as housing was developed in the area.   The story goes that it received the name "knoll" because the area would rarely flood. The area predates the nearby 610 Loop South and the Astrodome, and at the time was considerd the outer boundaries of Houston.

The original houses are 1950s ranch-style, single story houses with brick exteriors and cedar shakes. Most have hardwood flooring, and range in size from about 1,600 square feet to over 2,400 square feet in size. In 1998 the most expensive house in Knollwood Village was under $200,000 (approximately $295,000 adjusted for inflation).  Knollwood Village was relatively affordable compared to other nearby neighborhoods of Breas Heights, Ayshire and Bellaire.   As of October 1st, there are homes for sale priced from $399,000 to $1,225,000, with build lots running from $340,000 to $410,000.

Knollwood Village is zoned to Longfellow Elementary, Pershing Middle School and Bellaire High School.
