Now that the holidays are behind us and we are getting a fresh start to 2011, many people are preparing to sell their home. Sellers clean out closets, get the carpet cleaned, freshen up the landscaping and do all that good stuff so the home will show well. Right? Well, that's all fine and dandy, but if you're not priced right, no one will ever come through the front door to appreciate all the hard work you've put into your home. When your real estate agent presents the comparable properties in your neighborhood to you that have recently sold, listen to him/her! Your agent is going to show you what an appraiser is going to be looking at when appraising your home. If your home doesn't appraise for sales price, guess what...the mortgage company won't lend the greater value to the buyer....and most buyers are not going to pay you the difference in cash. The numbers don't lie. Do your own independent research and listen to your agent. Price the home right from the beginning. As your days on the market increase, you're probably going to reduce the price anyway. So start out within the market range and get it SOLD!
