The National Association of Home Builders suggests the following factors to consider when choosing a home builder:
Ask friends, family and coworkers who have built a new home if they are happy with their builder. Ask builders for references and contact their past clients. (I would also suggest driving through neighborhoods where the builder has built and asking former clients for their opinions or writing letters to their previous clients. Check with the Better Business Bureau.)
Be sure the builder you choose is familiar with local building laws so you will not be hit with unexpected fees. Check the liscence status of your builder and inquire to see about any prior complaints with the licensing entity or contractor's board.
3. Type of Home
Be sure the builder specializes in the kind of home you want. Check and see if there are styles and designs you like in other communities. See if the builder has a model or a completed or nearly completed home for you to view.
An advantage to buying a new build is that you will have warrantiews on certain construction anhd appliances. Check and see if the builder guarantees beyond the standard warranties. Most problems with new homes show up in the first year.
5. Financial Strength
You want a builder who has a stable business and who can sustain unforeseen conditions such as weather delays, increases in construction costs and future completions. You want a builder who will be around for the long haul.
