Why home Staging is so important in this Real Estate Market!

When you consider selling your home....You really need to consider Staging it to appeal to most of the buyers in your market place!  Just by moving around and/or removing some furniture or collectibles, can really make a huge impact or first impression on a buyer!  Buyers are wanting to buy make ready homes by this I mean they just want to move in...They have to feel warm and fuzzy upon entering a home...They also want a home that gives the impression that it has been loved and well maintained...If your carpet or flooring is wore out you really need to consider replacing and/or cleaning it.  If your walls are in need of a fresh coat of paint or they are a loud or bright color...or even simply a builder white...you really should consider giving them a touch of warm and inviting earthtoned colors!  Always remember before painting the walls to look at your ceiling and wood work and see if they also need either touching up or full paint.  When getting you home ready for market...put yourself in a buyers state and ask yourself in every room 1) what is this rooms primary purpose?  If that isn't clear to you it won't be for a buyer...try to avoid having a room with more then one function  For example:  don't have a guest/sewing/exercise room...
2) Ask yourself...Does the rooms qualities, upgrades, bells and whistles, stand out or is the room too cluttery, messy, or confusing that you don't notice the great features of the room (kitchens should never have more then 1-2 small appliances on the counter top...usually a coffee maker is the most you should have)
3)  Ask yourself if this is a room that feels inviting, warm, and user friendly?  or does it lack personality and charm...Pay close attention to not using huge or busy fabrics, or rugs...pay attention to if the windows are too bare or way too frilly and loud...basically do they add to the charm or take away from the charm and/or function of the room...
   Are all your cabinets, closets, drawers should be neat and organized and they should give the impression that you have plenty of storage and room? 
For Staging tips look at the pics from one of my recent listings that sold in just 3 days!  When listing a home I usually meet with the sellers at least a month in advance and give them a list of key things they can do inside and out to make their home appeal to the market and sell fast!  I also come in the day of picture taking and stage their home if need be!  The home above had been on the market already for 66 days before the seller hired me to list it!  In one week she accomplished a to do list involving re-landscaping, painting some, and moving some items out....I came in with an assistant and spent 4 hours adding curtains, rods, moving things around and adding staging items to make this a warm and fuzzy home anyone would want to call their own! 
Remember pricing is critical, and first impressions are everything!  You will never have more then one chance to impress a prospective buyer!  So make every room and space count! 
In the price range of $100k-$200k for every $100 you don't spend making the house look its best...You will lose $1000-$2000 in the purchase price
homes in the $250k-$400k range typically you can lose $10-15k on the purchase price for every $500 you don't spend in updates and improvements
and for homes in the $500k or higher...well for every $1000 you don't spend you can lose $15k-25k or more....
If you are considering remodeling before you sell your home...you should consult your realtor to see if the remodel makes good sense and will bring more mula to your bottom line or not!  I often make suggestions on updates that are going to bring you more bang for your buck!  My focus is to sell your home in less time for the most money and with the least amount of work, effort and cost!
