The tide has finally turned in real estate and after several years of a sleepy market we are experiencing a running out of inventory. 

I keep telling my builder friends it's time to start building again, however I and they still have 2007 and 2008 forever etched on their minds. The trauma of trying to survive those years is still fresh in everyone's memory.
Gone are the days where a builder can put down 10% to secure a builder loan on speculation.

Although a lot of builders are remodeling and renovating, ultimately new construction is far more fun and interesting for everyone involved.

Recently, a land owner wanted to collaborate with builders and developers to make it easier to start a project where everyone could prosper.  This idea is not new and it's time to use this and other creative ideas to supply the demand for new homes.

The mood amongst my agent friends here is really good and positive towards the future and the good energy that is running through our market is a big welcome too.
