Making the Most of your House Hunt

While there are many ways to approach hunting for a home to buy, it is essential to follow some basic steps to make sure you get the most of your house hunt: ◾Be clear about your objectives. This seems obvious, but becomes slightly meddled when a couple or family is looking for a home. Do the necessary communication before heading to look at homes so that everyone involved in the decision is clear about the house-searchcriteria that you are looking to fill. Also, clearly communicate these criteria to your realtor so that he or she can show you only homes that fulfill these criteria. The best way to do this is to make a list of “must haves,” deal breakers, and the bonus items that would just be nice to have. ◾Get pre-approval for a loan. Knowing in advance the amount for which you will be approved will expedite the whole process, from house hunt to closing. Sellers are more likely to accept an offer from someone who has been pre-approved, as it saves them time and frustration, as well. ◾Compare homes you see. Make sure you know what it is about each home you like and dislike and communicate it to your agent. ◾Decide on a location first. If you know which neighborhood is highest on your list, your search will narrow before even getting started. You can waste lots of time viewing houses you have no intention of buying. It is a better use of your time to prepare a bit in advance, then approach the hunt like a hunter. All of this is easier to do when you have a fantastic real estate agent. Your agent should be a trusted adviser and will help narrow your search.
