I hear from sellers that the fall season is too slow to list their home.....actually the fall season is a great time to list your home.
First of all, prospective and more serious about purchasing a home during the fall. They would like to get in a property before the year is out, they want to celebrate the holidays in their new home and they have a calendar deadline. Buyers have tax reasons to close by year end. There is less competition during this period so the sellers will have more attention on their property. Buyers have more free time to view homes with the additional holidays. Decorated homes show better during with holiday season. The relocation buyers increase at the end of the year, they can't wait for the spring season. It is easier for the seller to become a non-contingent buyer for their next home.
The seller has options.........the home can be on the market and showings are adjusted around your calendar. And when you sell during the fall season, your occupancy can be extended until after the holidays.
So don't allow the urban legend of selling your home during the fall season convince you that this time is not a good marketing move.
