Congratulations on finding your dream home! The excitement of closing on a house can be stressful and cause anxiety when unexpected issues arise. One of the most common issues is when the seller can't move out on time. This can be due to a variety of reasons, such as delayed closing on their new home, unforeseen circumstances that delayed their move, or simply procrastination. Whatever the reason, it can be frustrating and nerve-wracking when you're ready to move in but can't.

So, what can you do if the seller can't move out on time? The first step is to communicate with your real estate agent and the seller's agent to understand the situation. You may be able to negotiate a rent-back agreement where the seller pays you rent for staying in the house for a few extra days or weeks. Alternatively, you could agree to delay the closing date to give the seller more time to move out which could be something that is disclosed at the beginning of the sell.

Another common issue when closing on a house is unexpected repairs or damages found during the inspection. This can be a stressful situation, but don't panic. There could also be natural disasters that could cause damage to the house and prevent you from moving in. If this is the case the contract may be terminated, there could be a negotiation on the payment to cover costs or delay the closing while it is repaired, and it can be covered by the seller’s insurance but that must be negotiated before closing.

In any case, it's important to have a contingency plan in place and to stay flexible. Closing on a house can be a complex process with many moving parts, so it's important to stay calm and be prepared for any surprises that may come your way.
