The first step in marketing your home is to help buyers see themselves living there!  It's the same concept as a home builder's model home.   Here are a few tips for making your home look bigger, brighter, and more desirable. 

Start Fresh

Do a thorough cleaning right down to the details like wiping down light switch covers. Deep clean and deodorize carpets and window coverings.

Clear the Clutter

It’s harder for buyers to picture themselves in your home when they’re looking at your family photos, collectibles, and knickknacks. Take this opportunity to get a jump on your move by packing your personalized decor.  However, don’t make spaces like mantles and coffee and end tables barren. Follow the "decorators rule of three" and stage with three items of varying height like a table lamp, a small plant and book or decorative bowl.

Less is More

Remember that the more furniture you have in a room....the smaller it looks and feels.  That can make buyers think your home is less valuable than it is. Take advantage of the size of each room by removing one or two pieces of furniture. 

Focus and Flow

Highlight the flow of your rooms by arranging the furniture to guide buyers from one room to another. Professional decorators adivse you to create a focal point on the farthest wall from the doorway and arrange furniture in a triangle around the focal point.   For instance, the bed should be the focal point in a bedroom and the fireplace may be the focal point of a living room. 

Add Some POP

A fresh coat of paint may be in order for some rooms, choose a warm, neutral-color paint. Then accessorize with a pop of color such as adding a vibrant throw or accent pillows for the couch to draw the eye.  Replacing your light bulbs with a higher wattage can also brighten up rooms.

Take a Deep Breath

Appeal to all the senses by lighting scented candles or baking a fresh batch of cookies - not only do they smell good but your buyers will appreciate a treat!  Pet smells are a no-no so if you have pets, clean bedding frequently and spray an odor remover before each showing.

Ready, Set, Action!

Light the gas logs in the fireplace, set your dining room table with dishes and a centerpiece of fresh fruit or flowers, turn on some soft music. Create other vignettes throughout the home — such as a chess game or puzzel in progress — to help buyers envision living there. Open curtains and blinds to let in more light and showcase any views.  Make your bathrooms feel luxurious by adding a new shower curtain, towels, and fancy guest soaps (don't forget to put all your personal toiletry items are out of sight).  Don't forget the outdoors - if you have a pool, turn on any water features.
