Here is what you need to do NOW…

Thinking about selling your home in the next 1-3 years? Here are some things that you need to do now to be ready to make a move. Being prepared mentally and physically will help you in this process to really capitalize on the value of your home; to get the most money in the least amount of time and move to your next!

Things to do now….

Market Insight Reports

Now is the time to stay current on what is happening in your neighborhood for similar homes Average Sales price, average days on market from listing to Sold and any price reductions. A Market Insight Report can be emailed directly to you every month or every 3 months, or whatever timeframe works best for you.

The goal is to be the most informed Seller on the Block when you are ready to put your home on the Real Estate Market. You will know what all of your neighbor’s homes sold for and how your home may compare.

Home Improvements over time for most Impact

Now is the time to walk through each room in your home looking at it through the eyes of potential buyers. Also, look at the curb appeal and don’t forget about the garage, gutters and walkways.

Ask yourself these questions:

  • What could be decluttered - sold or stored?
  • How can I re-organize the pantry, cabinets and closets to make them look more spacious? Look into bins, baskets etc
  • Look at the walls in each space, would a coat of paint with a neutral friendly color add value?
  • How bright is each room, would Day Light Bulbs make a difference? What about out-dated light fixtures and ceiling fans - time to update?
  • DIY Projects are fun and you can take your time with them - do you need to replace a vanity or could you sand and paint it with new hardware to update the look?
  • Older or worn carpets? Hire a deep clean company and have the carpets stretched to help look its best
  • Landscaping, are there trees you could trim, freshen up flower beds now with colorful perennials? 
  • How about pressure washing walkways and concrete patios or wood decks ?

There are so many options that can be done now that do not have to be expensive with a large impact on the buyers decision to write an offer on your home rather than others. The best part - you get to enjoy the process and enjoy the improvements NOW!

Timing to put your home on the market

As you get closer to the time you would like to sell your property connect with your Real Estate Agent about 3 months before. This way you can receive a full Comparative Market Analysis and do a walk through together to review the changes you have made. Determine together if there are any other  simple improvements that could be done to have your home show in the best light when it hits the market. 

First impressions are lasting and having that first BEST impression when you are Live on the Multiple Listing Service and all of the Real Estate forums the professional photos will feature the work that you have done. You will already be very familiar with the market from the Market Insights Reports and the current CMA will be more in depth to help you determine the Listing Price.
