Grand
Lakes is made up mainly of single family homes and some patio homes.
There are no condos or townhouses in Grand Lakes. The neighborhood is
located both on the east side of Highway 99 or Grand Parkway at Fry Road
and on the west side of 99 at Fry Road. Grand Lakes encompasses
approximately 1,250 acres with numerous cul-de-sac streets which helps
to cut down on drive through traffic. It is estimated that over 20 % of
the total acres of land is devoted to parks, hike and bike trails, man
made lakes and several recreational facilities.

Builders
who built this neighborhood include Trendmaker, Ashton Woods, Newmark,
Coventry, Perry and David Powers. Homes range in size from approximately
1,600 square feet up to approximately 6,000 square feet. The basic
concept was to build an
old fashioned family community where everyone could feel at home when being home.
Right now there are 10 homes for sale in Grand Lakes with prices
starting at $239,000 for 2,613 square foot home up to $542,000 for 4,776
square feet. The median list price is $359,300 and the median days on
the market are 47.5 says. Inventory of avialble homes is obviously very
low right now.


As the name suggests Grand Lakes has 27 man-made lakes and some are
stocked with fish. The community has a catch and release policy on all
fishing activities. Grand Lakes has numerous amenities to offer its
residents including several area pools and a swim team pool. Grand Lakes
also has a putting green, tennis courts, community center, dog park,
formal park for occasions and picture taking, many miles of bike and
hiking trails, and kids splash pad. It is hard to find any other local
neighborhood that offers more activities to its residents.


The community is zoned to Katy ISD schools and all of these are excellent schools.

Similar
to all the other Master Planned Communities in the Katy and surrounding
areas, Grand Lakes has a Homeowners Association HOA and detailed
information is available about this
organization. The HOA is a strong group which makes sure the whole neighborhood retains its beautiful appearance and values.


I live in Grand Lakes and we were one of the first occupied homes in
section
1 back in 1999. There is a special feel or ambience associated with
living this neighborhood. We love to walk all the trails that exist on
the east side of highway 99. It is very easy to get from one section to
another via the numerous trails. The area is friendly and the sights
along the way are very appealing.

There will be free entertainment, refreshments, and seevral activities for children inclusing pony rides, petting zoo, slides, and moon walks. Texas Children's West Campus is located at Barker Cypress and I-10 or 18200 Katy Freeway and their phone number is 832-227-1000. There is free parking at the Wood Group that includes a free suttle. I tell all my buyers that when they are currently buying a home, they also have to think about selling that same home some day in the future. I believe the average number of years a someone lives in their home in the US is about 4-5 years. Here are my top 10 factors that have a significant impact on the resale value of any given home.

1) Location - acess to employment, education, hospitals, shopping, etc.

2) The school district and its local and state standing for education excellence. Sorry all the folks that voted against the Katy school bond issuance but this is a big factor.

3) Exterior elavation and floor plan.

4) Number of bedrooms and baths.

5) How good is the codition of the home.

6) Size of the home in square footage and number of garage spaces.

7) Recent updates such as new kitchen, new bath, updated lighting, bathroom plumbing, heating and air conditioning systems, and flooring.

8) Size of the lot

9) Window treatments such as blinds, shutters, etc. 

10) Outside Landscaping and features.

I know that these factors are huge here in Katy, Texas.

As many of you are aware, HEB grocery chain opened a new Katy Market in August 2010. I wrote several blogs about the store and its opening including information for folks to apply for jobs at this store. The jobs information was requested by some people who had read my blog (somewhere) and needed a job and asked for assistance. Since the August store opening, I have received numerous phone calls from folks wanting to speak to this specific HEB store. Approximately 60 days ago I tried to locate the phone information so I could write this blog but I could find none. I received another call today on both my cell and my other business phone ( not real estate) so I thought it might be a good idea to do the research and publish the phone numbers. When I searched HEB in Katy today on Google my blogs popped up near the top so I totally understand why folks have been calling me.

The main number is : 281-574-1800 and the Pharmacy is 281-574-1804. The store is located at 25675 Nelson Way or I-10 at the Pin Oak exit. You can see the store after you exit the freeway. The store has a car wash, gas station, full service meat department, full service seafood department, bakery, wines, cheeses, healthy living types of food, fresh fruits and freshly baked bread and tortillas. On weekends there are plenty of samples to try all over the store and the employees are helpful and friendly.  I personally prefer to shop here even though I live very close to the HEB located at Grand Parkway or 99 and Fry road. I have now put the HEB phone numbers into my I-Pad so they are readily available in case other folks call me for these numbers.

On Saturday November 13, 2010 from 2-5 PM La Centerra in Cinco Ranch Katy Texas will host a Chef's Throwdown. There will be food from over 20 different Westside restaurants for everyone to sample. The proceeds will benefit the Muscular Dystrophy Association's Houston area summer camp. The food tasting will be available to all attendees who purchase a wrist band. The event itself is free and will include live music, cooking demonstrations and fun for the little kids.

The restaurants that will participate include but are not limited to : H-Town StrEATs Food Truck, Georgia's Farm to Market, Panera Bread, Antonia's Cucina Italian, Baker Street Pub, Rain Forest Cafe, Post Oak Grill, Babaloo International Cafe & Bar, Sweet Tomatoes, Polo's, 3 Olives, Hasta La Pasta and several more.

Adults can purchase wrist bands online for $20 each; children are $10 each ( under 2 free) and a family pack for 2 adults and two children is $50. All adults tickets will be $25 each if purchased at the actual event and the previously listed prices will be the same as previously shown.

All the chef's will compete for the top prize by developing a new dish which features secret ingredients. It has been leaked that the season will dictate the chose of these ingredients. Thre will be celebrity judges including the High Tech Texan and radio host Mike Garfield.

Thank all of you out there who voted on November 2, 2010 in favor of the KISD bond issuance. The bond package was passed but by a fairly small margin. I am not sure what everyone who voted against this package was thinking or how they would grapple with a school system that is exploding with growth but I certainly welcome any comments from the naysayers so I might be able to appreciate their point of view.  I will never agree with these folks but maybe I sort of will understand.

Since the KISD is in question, I thought it would be good idea at this point in time to review specific facts and figures about this school system.

* KISD is the 13 TH largest district in the State of Texas with a total f 1,236 public and charter schools. KISD is the 4 TH fastest growing district in Texas during period from 2004-2005 - 2009-2010 school years. Over 21 % of people who move to the Houston Metroplex will have their children attend KISD.

* KISD's total tax rate is 23 rd in the State and debt service is 70 TH in the State.

* Class of 2010 will have 3,712 graduates.

* KISD has 40 National Merit Semifinalists.

*Scholarships Accepted by the 2010 KISD Graduates exceeds $19 million. This is a huge number!!!

* Since year 2006 KISD has had at least 2 schools ranked in the top 6 % of America's best High Schools. Years 2009 and 2010 found KISD with FOUR schools in top 6% in the entire nation. Check out some of my older blogs for more information as I have written about these rating the last years when it became public knowledge. Unbelievable to have four schools on this list from one school district. The vast majority of schools on the list, I might add, are all private with only 8% being public schools and I will repeat myself again 4 are in KISD!!!! WOW>>>

* Seven Lakes High School (SLHS) was 5A Academic Decathlon State of Texas Champions and came in fourth in the entire US during 2010. Another WOW here for me!!!  I will add that SLHS was also 4A Academic Decathlon State Champions in 2008 and this was the first year SLHS could even compete as previously the school was too new. My step son was part of that Team and we are very proud of him and SLHS as this was a remarkable achievement.

* Eight out of the last 10 years KISD was named one of "The Best Communities for Music Education'. I have written a couple of recent blogs about the bands andthe excellence of the music and marching.

* As of September 2010 over 20,000 KISD students are enrolled in fine arts courses from grade levels 6-12 and this out of a total student body of approximately 31,000.

* During 2009 and 2010 KISD had 10 pieces of art work created by students selected for the Houston Live Stock Show and Rodeo. This was the most of any school disrtrict in the entire Houston area.

* The highest award at the rodeo for the Reserve Grand Champion was sold for $120,000 and the associated student was from Katy High School.

* The Houston Live Stock & Rodeo sales of KISD student raised animals was $307, 000 with the students earning $45,000 in cash.

* During the last 4 years, KISD has had 5 music organizations selected based on competitive auditions as state 'Honor" groups.

* KISD Elementary Honor Choir will perform at the Texas Music Educators Association Clinic and Convention.

* Both the Taylor HS and Seven Lakes HS Marching bands will be performing at the Sugar Bowl pre-game activities. See I told these bands were excellent!!!

* Cinco Ranch HS Symphony Orchestra will perform at the Midwest Clinic, International Band and Orchestra Clinic.

* Cinco Ranch HS ranked 6 TH during 2009-2010 State UIL Lone Star Cup honoring top high Schools in the State for best overall academic and athletic programs.

* Currently Texas High School State Football Football Poll ranks the Katy Tigers 2 ND and the Cinco Ranch Cougars 5 TH in the State. Who knows we could have 2 state champs here as CRHS plays in Division 1 and Katy HS Plays in Division 2 when the State High School Football Championship playoffs begin. These two teams play this weekend for the District 19-5A Championship!!!

Fort Bend County will celebrate the grand opening of its new Annex on Monday October 23, 2010. The building is located at 22333 Grand Corner Dr which is southeast of the intersection of FM 1093 and Grand Parkway or Texas 99. If you are traveling north bound on Texas 99 as you pass FM 1093 get to the right and drive on the Texas 99 feeder road and then turn right on Grand Corner Dr. Another way to get there is to go south on Peek and turn right on the Texas 99 feeder road and then turn right on Grand Corner which is before the Texas 99 and FM 1093 intersection. Residents will no longer have to drive to Sugarland to pay taxes, get or renew vehicle tags or find county records.

This building is over 23,000 square feet and will provide offices for Precinct 3's County Commissioner, Constable and Justice of the Peace. It will include a Sheriff's department Annex and satellite office for taxes and the county clerk. The County's Veteran's services plus Health and Human Services will have offices in this complex.

County Commissioner Andy Meyers pushed hard for this new building and it was passed during the facility bond package voters approved in 2006. Commissioner Meyers has said that over 25 % of the county residents live in areas new the new facility and previously there was no county building close to serve them.

Do you like haunted houses and scary stuff at Halloween? I know I do and Katy Mills Mall will host a new Texas Terror Haunted House attraction on Friday October 29, Saturday October 30 and on Halloween Sunday October 31. The attraction will open at 7:00 PM each evening and close at 11:59 PM. The Haunted Houses are located at Neighborhood 7 at Katy Mills Mall in Katy Texas. There will be TWO Haunted Houses that will cover over 50,000 square feet of dark and scary mazes. Tickets are available on line at $17.34 per person and this price must include sales tax as the promoters are advertising that tickets are being sold for $15.00 per person. Children 13 and under have to be accompanied by an adult. People with heart conditions are advised not to attend as it maybe too hard on their hearts. The attraction is proud to scare all who dare to walk- through dark hallways filled with terrifying live actors, ugly monsters and numerous special effects.

I previously wrote a blog on October 2, 2010 about early voting in the Katy area. That blog can be found at

As I said in my previous effort, PLEASE VOTE as it is important for all of us to take part in the election process. This is an an important election on a Federal , State and Local levels and especially in Katy Texas. My main concerns are people voting and the Katy Independent School District (Kary ISD) Bond election. If you live in the Katy ISD jurisdiction VOTE YES for this bond election as it is important for the entire community.

The Katy ISD bond election is asking voters to approve a $459.7 Million issuance that includes $282 Million for new schools and facilities; $119 Million to up-grade existing facilities; $35 Million for technology so the school district can meet the demands of the changing world ; and $22.8 Million for items such as buses. The Katy ISD has had unprecedented growth over the last 15 years and projections show this growth to continue over the next 10 years and the total student body to over 90 thousand which reflects a  50 % growth rate from today's enrollment.  This growth equates to 16 new schools needing to be built with 1,800 students in each school.

If you are a senior citizen living on a fixed income your taxes will not increase. The state of Texas freezes your taxes so loang as you continue to live in your home and you do not make significant improvements.

All residents who live in the Katy ISD boundaries are affected by this measure. We in Katy have been very fortunate that our home values have not had the major fluctuations as seen almost across all of the United States. Instead we have enjoyed an increase in values each year ranging from3 - 6%. One of the major reason is that Katy ISD is an outstanding school district. Passage of this bond issuance is critical to keep our schools at the top. Katy is in high demand when companies transfer their workers to the Houston area and our school district is one of main reasons why many folks want to live her.

Please VOTE for our children by voting for this bond issuance.

Katy Mills Mall will host two special family events on Halloween with the purpose being to provide a safe and secure environment for Katy and surrounding areas families to enjoy Halloween.

On October 31, the festivities will begin early in the morning with the Simon Kidgits Club Boo Bash. Events will include a a cake walk with food provided by by the Great American Cookie Company and Ooh La La Dessert Boutique, pumpkin coloring, a scary crocodile obstacle course and a limbo contest with monster music playing which takes place from 2:00PM until 6:00 PM in the AMC theatre Plaza. All Kidgit members will receive a free Halloween goody bag. Everyone is invited and can come to the mall to trick-or-treat with the kids.

After the Boo Bash is finished, then the mall will hold its annual Mall-o-Ween Party. Over 2,000 kids came to the party last year and the mall expects a bigger crowd this year. Go early so you can hopefully beat the crowd. Kids can go through the entire mall to retailers in search of Halloween treats. Mall-o-Ween is open to the public and is FREE..

The data I will be using is coming from MLS data generated by The Real Estate Center at Texas A & M University and Houston Association of Realtors. The current month figures for September 2010 are preliminary. I usually depend on year-to-date figures and like to have at least 6 months of data to examine. The median price for me is the most important price statistic and the one I use the most for developing pricing stategies.

Single Family sales of homes throughout  the Houston Metroplex for the 9 month period ending 9/30/2010 are 39,796 homes or 2% lower than last year. The average price is $210,833 indicating an increase of 4 % versus 2009. While the number of homes sold are down the average price in Houston area continue to increase. However, the median price is $154,000 and that equates to a change of zero percentage as compared to last year and equals $89 per square foot.  Pending sales are 25,625 homes or 9 % lower than last year which for does not give me good positive feeling for activity during the remainder of the year 2010. Active listings are increased by 15 % or to 32,117 homes. The available homes inventory are increasing while sales are down slightly. This condition I believe has existed for most of the current year and tells me that the supply of qualified buyers are diminishing while the supply of available homes are increasing and these factors sooner or later has to create pressure for prices to fall. Builders through the Houston area are keeping their inventory levels low and right now are offering numerous incentives to move current inventory. Months of available homes inventory is 7.7 months.

Another key statistic I look at when reviewing MLS data is the demand for homes by price point. Once again this is for the 9 month period ending September 30, 2010. The top three price points from a demand/sales standpoint are: 1) $200,000 - $249,999 2) $300,000 - 399,999 and 3) $250,000 to 299,999. Sales in these price points in terms of units are 6% down, the same and 1% down respectively when compared to same period during last year. These price points also tend to fit what I personally found this year of the profile of homes I have sold.

The remaining top price points from a homes sold standpoint are:4) $120,000 to $129,999; 5) 130,000 to 139,999; 6) $110,000 t0 $119,999; 7) $140,000 to $149,999; 8) $150,000 to $159,999; 9) $80,000 to $89,999;  and 10) $90,000 to $99,999. The lower priced homes continue to be in the highest demand in the Houston area. There is a 17.2 month supply of homes priced at $1.0 million or greater and 13.5 month supply of homes priced from $900,000 to $999,999.  

The main market area I personally cover is MLS area 36 which is mainly the Katy Texas area south of I-10. I also cover MLS area 25 ( Katy north of I-10 plus Cypress Texas), MLS area 37 ( Richmond and MLS area 29 (Sugarland). This market report I will limit my discussion to just MLS area 36.

MLS area 36 or South Katy continues to reflect an increase in both the average price from $262,356 during 2009 to $271,625 for YTD 2010 and median price from $231,350 YTD 2009 to $245,000 YTD 2010. Actual sales of homes are slightly down by 16 homes on a year to year basis. The price per square foot has increased to $91 from $88. The percentage of sold price to list price is 96 % or meaning sellers are discounting from list price about 4 % during 2010 in area 36. Last year sellers were taking a 5 %reduction from list price. There are 972 active listing at September 30, 2010 while there was 826 last year. Listings in this area like the rest of Houston are increasing and the months of inventory on hand not surprisingly  has increased to 4.1 months from 3.7 months last year. MLS area 36 is still a good market to sell in but the supply of qualified buyers in the market right now is much lower than at a comparable points in prior years.

On Saturday October 9, 2010 we attended the Seven Lakes High School (SLHS) in Katy Texas football game versus Strake Jesuit that was played at Rhodes Stadium as my wife's company was one of the game's sponsors. SLHS won its second game of the year by beating Strake but this blog is not about the football team. Seven Lakes Marching Band plus flag people gave another excellent performance at half time of this game. The Band had all that day competed in the Katy Marching Band Festival (See my blog http://activerain.com/blogsview/1895219/katy-4u-katy-isd-marching-band-festival-  ) and which was conducted during the morning and afternoon. All the members of the entire team had gotten up extremely early on that Saturday morning and essentially played all day and through part of the evening. That in itself was amazing to me and especially when you looked at the outcome.

The SLHS Marching Band, per my neighbor who we sat with during the game,  this year has two different routines to play and practice with one being at football games and the second for Band competitions. The performance we saw included two very difficult to play songs from a music standpoint from Queen. The band's marching and playing was EXCELLENTonce again. I have seen this group play several times over the years that SLHS has been in existence and I can not think of one time including all the early performances where this group gave a so so performance. The Strake band this evening was so so at best and played strictly to their own crowd.

Congratulations to the SLHS Marching Band for another year of really good performances and congratulations to all the Band members out there who work very hard with little to no publicity or attention by others.

The UIL State Marching Band Contest will be held on November 1-2, 2010 in San Antonio and I will write a separate blog about this event...

The first Tuesday in November is both a general national and state election day. If you have not registered to vote you have until Monday October 4, 2010 to complete the registration application so that you can vote in the November 2, 2010 election. It is important for citizens to exercises their right to vote. To register to vote in Texas you have to:

1) Be a US Citizen;

2) You are legally registered to vote in Texas;

3) You are at least 18 years old on Election Day November 2, 2010;

4) Not a convicted felon (you may be eligible to vote if you have completed your sentence, probation and parole)

5) You have not been declared by a court to be either totally mentally incapacitated or partial mentally incapacitated without the right to vote being declared by the court.

If you are unsure if you are registered or want to register to vote go to www.votexas.org to find all the data you will need. The registration form has to be received at the applicable county office or postmarked no later than tomorrow October 4, 2010.

This will be an important election year both on a local as well as national level. If you live in the Katy ISD jurisdiction it will be very important to vote on the KISD Trustees $459.7 million bond package. We are blessed with excellent schools in the Katy area and to maintain excellence it is necessary for all of us to vote and vote for this important bond issuance.
