Bridgeland is a master planned community in Cypress, Texas.  Construction is set to begin in the Fall of 2011 on The Lakeland Village Center.  This Center will be a mixed-use center with retail, apartments, and restaurants.  Bridgeland’s Lakeland Village Center will be located on the corner of Fry and Bridgeland Lake Parkway.  The center will be right across CyRanch High School.

New Development

The Lakeland Village Center will look like a large house, with the first floor encompassing retail and restaurants.  The second and third floors will be apartments.  There will also be a private school on the property.  All in all, there will be 24 acres devoted to mixed-use development.

This type of development is getting quite popular in the Greater Houston area.  If you look at what City Centre has become or the development around Kirby and Westheimer, you can get an idea of what is to come. Woodlands has incorporated some of this type of development as well.

I firmly believe that this center will add to home owner resale values.  People want the convenience of living in close proximity to retail shops and restaurants.  As far as the apartments go, my guess is that they will be higher end, and these days, some apartment rents are higher than home mortgages.

Blackhorse Ranch is a golf course community  located in Cypress, a suburb of Northwest Houston.  Located in the Cypress Independent School District, residents enjoy the proximity of a good round of golf, good schools, and convenient shopping. 

Please look at the table below to see how the real estate market in Blackhorse Ranch is doing.  Using the data from the Houston Association of Realtors (HAR) Multiple Listing Service (MLS), you can see how many homes sold in Blackhorse Ranch each month as well as the average days on market, and the average price per square foot of the sold listings.  Please click on table to view larger.

There was a robust month of home sales for the month of March.  5 homes sold in Blackhorse Ranch this March, compared to only one home that sold in Blackhorse Ranch the same month last year.  None of the home sales were distressed sales, meaning there were no short sales or foreclosures this month.

Absorption Rate In Blackhorse Ranch

There are currently 26 homes for sale in Blackhorse Ranch.   The absorption rate is the rate at which homes sell in a given year.  To calculate the absorption rate, you must find out the average number of homes that sell per month.

To do so, add up the year’s months of sales, and divide by 12.  55 homes have sold in Blackhorse Ranch this past year.  When you divide that number by 12, you get an average of 5 homes that sell per month.   5 Homes are “Absorbed” each month in Blackhorse Ranch. 

Since Blackhorse Ranch currently has 26 homes on the market, you will need to divide 26 by 5 to determine whether you have a buyers’ market or a sellers’ market.  It will take 5 months to sell all the inventory that is currently on the market in Blackhorse Ranch.  Economists say that it is a sellers’ market when it takes less than 6 months to sell off all of the inventory of homes.

Yawn!  Not many Homes Sold in Blackhorse Ranch this past month

Blackhorse Ranch, a Golf Course Community in Cypress, Texas, did not see a whole lot of home sales activity in December.   The good news is that there were no distressed sales, meaning none of the homes that sold were foreclosures or short sales.

Take a look at the table below to see the number of homes that sold in Blackhorse Ranch during the last month and even take a look at all the home sales activity that was reported on the MLS throughout 2010.

Homes are selling like Hot Cakes in Bridgeland, Cypress Texas

December was a phenomenal month for home sales in Bridgeland, a master planned community in Cypress, Texas.  The Luxury Market, meaning homes priced between $300,000-350,000, did exceptionally well this past month.  Homebuyers are definitely taking advantage of some of the lowest interest rates we have seen in a while.

Adding to this good news,  only one home that sold in Bridgeland this past month was a distressed sale; it was a foreclosure.  This helps keep the value of the homes in this community strong.
