There are several ways to reap benefit from your land. You can sell it or lease it for couple of years or you can form a partnership with a developer to develop your land.Biggest factor is do you need to sell now or can you hold on. Your property is not as close to Exxon as some other properties but growth is happening and your area will be affected too. On the other hand if economy takes another down turn that growth can slow down. These things are unpredictable. If you need to sell and are thinking that in few months when Exxon moves here you will see large increase in price then I am sorry to tell you that few months won't make a big difference in your area from Exxon move.
