Needing some advice on becoming an agent.

I'm currently enlisted in the Army, stationed in Washington State. I get out in five months and will be returning home to Texas. I've been actively researching and studying for a future in real estate for the past couple of years since I decided this is what I wanted to do. I'm wondering, with the time I have left, should I enroll and in an online school to complete the required 180 hours and have a few months to do so? Then when I return to Texas I'll be able to immediately sign up for the exam. Any advice for my situation would be very much appreciated. Thank you!

Aside from my recommendation of Champions School of Real Estate, here are a couple tips on what I would do if I were to have a chance to start my Real Estate career over again:
1) Compile a list of everyone you know here who you could reach out to! - You'll want to have phone numbers and addresses; if you don't, then reach out to them on Facebook to try and get this info. This is seriously vital. You want to reach out to people and let them know what you do and that you are here to assist them and all of their friends and family. It is highly likely that the majority of your business in years one and two and maybe even beyond that will come from referrals so this is HUGE. Keep in touch with your top 50 relationships by phone, social media, and mail and create better relationships with them.
2) Get ready to get out of your comfort zone as much as possible. - Leads do not just come to you and there are over 33,000 other REALTORS in Houston's MLS alone who are hungry to take a slice of the same pie you're after. You need to not be afraid of things like cold calling, door knocking, asking for referrals, and working 24/7 if you must.
3) Get your wallet ready! - Remember, you are starting a business and there are plenty of costs. To begin you need to pay for school, testing, and licensure. Then you will likely have brokerage fees, fees to join the MLS, annual fees for the MLS thereafter. Money to buy signs, business cards, lockboxes, etc. And you'll want to have some savings for cushion up front, because even if you found a deal and wrote a contract your first day, it will take 30-45 days for that contract to close and that's when you get paid.
4) Bring your learning hunger! - What you learn in school is NOTHING. You will literally learn something different in real estate almost everyday and you will need to make solutions for issues in many transaction on the fly.

Hi Noah,

I responded to your list post about the real estate school. As far as your timeline and general advise on becoming a real estate agent in Texas, this is really dependent on your personal situation (time, money for courses and licensing, money to start up your business, etc). If you have the ability to start taking courses now in preparation for your move to Texas, do well in an online course environment and have the funds to get started, I would say go ahead and get going with everything. That way, you'll be ready to take your test when you get here. You can also start researching Brokerages so that you can pick the right Brokerage for you when you have your license.

I think that is a great decision! Online is a great way to utilize your time there and be prepared and hit it strong when you get here to Texas. You can never go wrong with real estate especially here in Texas. Go big or go home! Texas is the place to be. Good luck with your decision. What is important is for you to understand how you learn the best. Some people need a classroom setting to learn. Are you one of these people?
If you pick Online there are many schools, are you OK with reading much material or would a watching videos be better for you.
A career in Real Estate can be great but be prepared to put in the sweat equity for years, and to make little to no money for the first 6 months to a year. Personally it was a great decision for me.

The short answer: yes! If you have the time and the funds available in the months you have left to take the real estate courses before you arrive in Texas, then why not go for it? That puts you a few months ahead once you have moved to Texas. You are probably already familiar with the Texas Real Estate Commission (TREC), but a link is provided below just in case. TREC is the licensing agency for Realtors here in Texas and is the best source of the information you need. They also provide a link to a list of qualifying real estate schools on that page, as well as the steps you will have to follow to become an agent in Texas.
