How do agents work to overcome buyer not wanting to obtain a pre-approval letter prior to showing them houses?

I have a new buyer from Zillow who wants to go and see houses, however, he does not have a pre-approval letter and does not want to obtain one at this time. I informed him that I would not be able to show him houses without the pre-approval letter, however, I do not want to lose this lead over this. Does anyone have any advice?

I agree with and follow the same procedures as Karen for the most part. I will SOMETIMES show the buyers 1 property just to get a feel for the interaction of the buyer(s). I also am trying to access urgency etc . At that point it is decided if I am the Realtor for them... or what the next plans should be achieve a win-win for all involved.

I not only require a buyer to have pre-approval, but I also make sure they sign a buyers representation agreement. This way you are somewhat confident that not only do you have an approved buyer, but a buyer that is committed to finding a home. A detailed explanation with scenarios may help buyers see the benefit of this. I share how I showed a buyer who found the perfect home, only to find out that they did not qualify for a home in that price range. All other homes, rightfully, didn't seem as nice in comparison. Likewise I have sent excited buyers to a lender only to find out they didn't qualify and it may take them a year to get things in order. It is a waste of their time, and yours, to show them a home they can't buy. (not to mention inconveniencing the seller) If you show them without pre-approval and they find a home they like, a seller will not consider an offer without an approval and, in this market, that could mean they miss out on the home.
