How to separate title after marriage is final

Clients splitting up and would just like to separate but not sure what type of attorney nor representation they need

You will want to get a General Warranty Deed, signed & notarized, assigning full title over to the spouse receiving ownership of the property. This, plus the divorce decree, will be required by the title company upon deciding to sell the home! As always, it is highly recommended to get an attorney to prepare this document & receive any extra counsel from them! I hope this helps!

I would recommend contacting a title company. Take them a copy of your divorce decree and allow them to make the necessary changes. Using a title company will cover you if you ever decide to sell the home. They should make the necessary changes that will save you some time and headache during the resale process. Using your own Real Estate Attorney is a good idea as well but if you do not have one or know of one, the title company will have one to draw up the necessary documents for you.
