What are some of the things that are recommended for a first timer.

Congratulations on being ready to build your new home. This can be a very exciting time for you and or you and your family. One of the most important decisions have been made and that is you know that you want a newly constructed home. Once you choose an agent, the agent will be able to assist you with locating land and researching pertinent factors pertaining to the purchase. The agent will also be able to assist you with locating a builder in the area and help with getting you under contract with that builder should you decide to go that route. The agent will also be able to negotiate and coordinate the transaction. Best of wishes with your process and new home.

Deciding where you want to live and finding out if land is available in your preferred area is important. Then, and almost at the same time, find out if the builders you are considering build in the area. Or, find out which builders are building in the area you are considering, and start to interview them. Negotiating the purchase of the land, and negotiating with the builder.... there are lots of moving parts form the beginning to the end. Your best asset would be to partner with a Realtor who is skilled and experienced with land sales and custom home sales. Your Realtor's resources and connections in the industry will be most valuable every step of the way.

Hello Daniel,

You want to do it the old traditional way of finding your own land and building it the way you want. It is exciting but can also can take a toll since you will be in the middle of all activities. Very rarely you will find a lot in an established neighborhood. You have many options in new, upcoming or future subdivisions.

Although you are probably looking for traditional home designs you should also consider some sustainbale options for your new home.

Hi Daniel,
You will need to do environmental studies and go through permitting process. Feel free to call to discuss, building your own house and finding the land is a real project. Don't underestimate the amount of work needed.

Dear Daniel,
The purchase of Land is something very specific and you need to approach it with caution.

Did you know that there are many things that you have to pay attention to when purchasing land such as:
-Zoning (Areas outside greater Houston
-Codes, Covenants and Restrictions, including Home Owners Association guidelines
-Mineral Rights
-Easements
-Previous uses of land
-Leaky Underground Storage Tanks
-Cost of Building a home vs Cost of buying a home from a builder

To give you just 2 examples of the above:
1) If your home is build on an easement by accident, and the owner of the easement needs access, your home may need to be demolished
2) If you don't do an environmental assessment when you buy land, and later there is hazardous waste found on it. You will be liable for the costs of cleanup.


Make sure that you have the right Real Estate Agent who has experience in Buying, Selling, Listing land before proceeding any further.

Hi Daniel, There are many things to consider when buying land to build your own home on. Examples: Are there any common facilities, like water systems, septic systems, or roads, homeowners or developers need to manage? Will there be homeowner association fees? Are any portions of the land designated wetlands or floodplain?
