You will have to read the Condo Docs: Letter of Incorporation and the By Laws. If the HOA has Architectural Guidelines, you may wish to look at those as well. Those documents will describe what is covered by the HOA and specifically may describe if and where termite damage is covered. If none of this is in black and white and cannot be resolved to your client's satisfaction, have your client visit with a real estate attorney.
