Can an agent ask about other offers on a home and persuade the other offers to withdrawl?

As a real estate agent if an agent has a client that is putting an offer in on a home can the agent ask around about the other offers that are being put in on the same home? Can the agent then persuade the other offers to withdrawl so that their client gets the property?

An agent can ask "if" there are other offers. However a listing agent's response is based on their client's desire. If the seller does not want to disclose if offers have been received, then you can state "my client has asked me not to disclose that information". It crosses the line to ask, or share, who has made offers on a home, or the details of those offers. Likewise any information shared with one agent should be equally shared with all agents in fairness to all parties. If you have experienced an agent persuading parties to withdraw offers it might be a question for your broker and possibly TREC legal.

While asking general questions about offers is acceptable; for example, "Are there any offers on this property?" Or, "How many offers are currently submitted on this property"?
It is not professional to ask specifics such as: Who or What Agent submitted the offer? Or, How much was the offer?

It is more accepted to ask the following: Is the offer above/below list price?

Finally, it is NEVER acceptable to encourage others, unless it is your client, to withdraw an offer for the purposes of providing your client a better chance.
