Ditto about the polygons. Polygons and mapping are among the most powerful new features of matrix. Also check out the "Legal Subdivision" field. Start typing a subdivision and viola! Legal Subdivision is auto-populated, so much less user error (Thank you NATHAN GOBLE). Go to "Results", then go to the Actions bar below the results to "Stats" (select "tabular") for quick n dirty DOM, price and more.
I am going to agree with Joe. The Matrix CMA tool is highly customizable and it can show you Avg DOM and Days to close as well as Original List price, Sold price ext. I will also add, use the polygon tool to draw the neighborhood as opposed to inputting the subdivision in your criteria. I see alot of agents who input subdivision incorrectly and very needed comps won't show up if you don't draw the map.
I'm assuming your question has been cut off and your are asking about running a report specific to a neighborhood. In the language of the current screens in MATRIX, the neighborhood is akin to subdivision. In other words, run a search based on the subdivision; however, make sure to check the SOLD option. On the results menu select the CMA on the bottom menu bar. Not only will the resulting report provide sold dates but it will also provide the sold price, list price, sold price as a percentage of list price, sold price per square foot and more. The CMA report has a plethora of useful information for both you and your client.
