Will my home sale after hurricane harvey if it didnt flood?

I had a buyer purchase my home before hurricane harvey but contract was terminated because of a natural disaster clause. (Something of that sort) I just put my home back up for sale and I'm wondering how easy will it sale because I finally found a new home to purchase and don't want someone to buy the home I finally found. The home did not flood or get any damage, last time I put it up o had showings the same day and it sold in about a week, it's been up 2 days this time and no showings, please tell me some words of encouragement as I thought this whole process was almost over grrrrrrr

Answer depends. One of the important dependable is the price, is your house priced right ?
Significant amount of houses got damaged during and after Harvey. This might help the non damaged houses to sell faster with the lower inventories.
While It should not be interpreted as the house price will increase or the listing price or houses on market should be increased. If your house was on market price before Harvey keeping the same price is recommended, if a surge of demand occurs you might get multiple offers and the sale price will increase. If you list your house higher than market price, your house might wait long on market and you might end up selling below market price due to aging on market. You

Hi, If your house is priced and staged right, it will sell especially since it didn't get flooded. When a major event like Harvey happens, many house buyers take one step back to check the market conditions before resuming their search. Eventually they will start looking for a house and yours will sell.

Is your home in sellable, competitive condition? (important) Is your home priced at true market value not "dream pricing"? Best place to be priced if there is a high and low in the neighborhood - the middle. Again - is the property ready to be sold not just eager and seller has left many un-done projects? Homes still can sell in 1 day it happens. Condition, location and pricing - if you can really check these off a buyer's list - the opportunities are there - in all neighborhoods. Agents often agree to sellers listing prices being they the seller. Alas the seller has hired you to help them get sold and if they way off the mark on pricing - write in a price drop or 2 in your listing agreement UPFRONT so when the property has not shown or collected offers by a certain day - price automatically drops to the next one on your listing agreement. Easier to get a seller to agree to lower when you agree to their dream price - plus you already have in writing and no amendment needed - amendments just remind sellers that they tooo high - be smarted then the sellers. Seen the high end market sell in a day when the sellers understand - the location, condition and price - not 1 of 3 or 2 of 3 - 3 of 3. and in slower markets - be a bit more demanding of the seller - they will be demanding of you when they do not see showings or offers. It is a joint effort and confidence will make your sales life - better - trust that. Cheers and new goal - sales in one day on market!

The demand for non flooded housing is up, so you should feel confident. Expect the lender and inspector to do more thorough inspections but if you did not flooded at all, you have nothing to worry about to the opposite.

PS: there is no such thing as a natural disaster clause, specificaly because your house was not affected.

Hello,
I apologize to hear that. I know this home buying/ selling process can be draining. Luckily, HAR.com is on top of this for agents and the sellers and buyers. They added a searchable option that allows agents that are losing a property to select whether the home flooded in Hurricane Harvey "yes" or "no" this may help your home sell faster if there was no other factors that cause it to fall through. Did yu find out exactly why they backed out. In my opinion if I was buying a home that did not flood in a 1000 year flood then that would be a blessing and a bonus not a negative.

Of course it will. In fact HAR.com is having agents designate homes that did not flood to assist buyers in their search.
As your home did not have any flood damage it should sell without issue depending where buyers are looking. What area are you in? Did you have any damage, if so make sure you file a FEMA claim as soon as possible

Hi AR,

If your home did not have any flood damage and depending on the location and price range, it should sell without issue. There is a home shortage in Houston in the mild to mid price range and there are buyers. I am working with investors who are looking for rental property and there are families out there looking for homes.

If you are no longer working with the agent who listed your home the first time around and you are looking to interview a new agent, I would like to interview for the job.
