It really depends on your needs and resources. Where do you want to live? Is there land or lots available in your preferred area to purchase? Shop for a builder. Does the builder you like build in this area? What builders build in the area you are considering? You will need a lender familiar with land purchase and construction loans. Are you available to supervise the building process? There are these and so much more to consider! A Realtor with experience in land sales and new custom homes will be your greatest asset from start to finish!

Its a great idea. Especially if you buy land in an unrestricted area. Then you have no HOA hounding you about your trash cans, etc. Just know that when you build with a reputable builder - for them to build on your own lot - there will be a great cost due to it being built out of the normal realm of typical subdivision builds where most builders are located. Privacy another leading factor on why people build on their own lots. Lots of very good build on your lot builders in and around the Houston area. If you need a great referral - I got a few for you! Go buy and build a new home today!

I have chosen to build in 5 different occasions and I love the process. From finding your lot, to searching for the right builder and making all your materials selections. Is it a good idea? It depends on your reason for building instead of buying and the time and effort that you want to invest in it. It can be stressful and the process is definitely longer, but if you enjoy it, it could be worth it.

I like the idea since I can build it any way I wish and want. In fact at one time I was really close to building one. I had plans to use Geothermal energy, customized house plan and so on.

I will build one!

Dear Reza,

It depends. If you are planning to build your dream home and keep it rest of your life and not plan to sell: Yes. If you are planning to re-sell it in short time period financially not the best idea. On the other hand, you can buy house from dirt stae and choose the options that best suit your needs builder is offering. Note that each builder has different style and they might / or not offer what you are looking for. A realtor might help you to meet with the right builder that is building according to your taste.

The answer is never black or white. It all depends. If you are looking for a starter home and build some equity, this is not a good idea. For that, you should buy an older home that you can still fix a little bit, build some equity and then re-sell when you get ready to buy your "forever" home. However, if you are ready for that forever home and want it custom, building your own home might be the ideal thing for you. New builds have longer warranties, and you can usually choose your floor plan and finishes. Hope this helped.

Buying land and building your own home may be good idea , it depends on you and your needs.
One thing to keep in mind is that there are many legal and financial aspects of the process as you need to buy land (if you don;t have cash, then you need to find a special financial institution that will finance your purchase, then you need a bridge or construction loan, afterwards you need to refinance the house.
as you see the process is definately mre involved. I recommend that you make sure that you work with a realtor who has experience and can guide you in the process.

Hi Re Za,

Many people buy lot only or "tear downs" and then work with a builder to build their home. I did it with my home in the BOCA area. It is a great way to get the home you want in the location you want. One item to look out for (and having a good agent helping you can be key) is to make sure what you want to build in the space you find, will be allowed by any restrictions in the neighborhood or area.
