THE WOODLANDS, TX- Esteban Toledo became the first Mexican winner in Champions Tour history this past Sunday, when he beat Mike Goodes with a par on the third hole of a playoff Sunday in the Insperity Championship.
Toledo, a native of Mexicali, Baja California, eagled the opening hole and finished with a 5-under 67 to match Goodes and Gene Sauers at 6-under 210 at The Woodlands Country Club.
Toledo remarked this day as a very special one for him “It’s a special day for me. It’s a holiday and it’s just winning in that day is the most incredible thing I’ve ever done, because winning on the Champions Tour, it’s hard. I have dreams and goals in my life that I was going to win on the Champions Tour, and I think I’m going to keep winning. I believe in myself that I can go up there and win again and again and again.”
Goodes shot a 72, and Sauers — eliminated on the second playoff hole with a double bogey— had a 74. Toledo, seven strokes behind Sauers entering the round, earned $270,000 for his second victory in a PGA Tour-sanctioned event. He also won the Web.com Tour's 2005 Lake Erie Charity Classic.
The three players parred the first extra hole on the par-4 18th. Sauers dropped out on the second playoff hole — also on the 18th — after hitting his second shot into the water behind the green. Toledo and Goodes went to the par-4 17th, and Toledo won with a tap-in par after Goodes missed a 5-footer. Sauers had a triple bogey on the par-5 15th, the easiest hole in the tournament and one that he birdied in the first two rounds. The three-time PGA Tour winner rebounded with a birdie on the par-3 16th to regain a share of the lead. Toledo had a chance to pull ahead on the final hole, but his 20-foot birdie putt curved away at the last instant. Mark Calcavecchia and Loren Roberts tied for fourth at 3 under. Calcavecchia shot 69, and Roberts had a 72. Bernhard Langer kept the top spot in the Charles Schwab Cup points race. He closed with a 72 to tie for 25th at 5 over. Fred Funk, the 2012 winner, also finished 5 over after a 70.
Esteban Toledo was born in 1962 in Mexicali, in northwestern Mexico. He turned pro in 1986 and was a member of the PGA tour in 1994 and from 1998 to 2004. He won the 2005 Lake Erie Charity Classic at Peek 'n Peak Resort and the 2000 Mexican Open. He also represented Mexico in the World Cup in 1992, 1994, 1995, 1998, 2002 and 2006.
Tamborrel Properties wants to congratulate Mr. Toledo for his great victory, which came in Cinco de Mayo and makes all Mexicans proud. May he keep winning in his following golf endeavors.

The Woodlands is once again one of the best-selling master-planned communities in the country, ranking in the top 10 in new home sales for the 18th consecutive year. The main driver behind the high number of home sales is the community’s final village, Creekside Park The Woodlands.
Of the 1,007 homes sold in The Woodlands last year, 756 were sold in the Village of Creekside Park, representing 75 percent of all homes sales in The Woodlands last year.
Development of The Village of Creekside Park began in 2006, signaling the beginning of the end of large-scale residential development in The Woodlands.
Tim Welbes, co-president of The Woodlands Development Company, said the design concept of the village was conceived to encourage its residents to spend time outdoors and to take advantage of the trails, parks and water features.
Creekside Park features more than 1,850 acres of parklands, including the 72-acre lake and linear park at Lake Paloma and eight neighborhood parks. The village also offers direct access to the 1,700-acre George Mitchell Nature Preserve, and one of the most popular family destinations in The Woodlands, the Rob Fleming Park and Aquatic Center.
According to The Woodlands Development Company, the population of Creekside Park in 2007 was 72. As more homes have been built and infrastructure has improved, that number increased to 3,979 in 2011. The Development Company projects that by 2016, population in Creekside Park will top 12,000.
According to the Development Company, there are at least 10 neighborhoods within Creekside Park featuring new home construction. Welbes said that by the time construction in the village is completed, Creekside Park will have more than 5,700 homes.

Spurred on by a shortage of new home inventory, the sale of existing homes in Montgomery County increased by an eye-popping 41.3 percent in January.
According to data compiled by the Houston Association of Realtors, 404 homes were sold last month. That was 118 more than the 286 homes sold in January 2012.
As work continues on ExxonMobil’s headquarters just south of The Woodlands and more companies flock to Montgomery County, the demand for housing remains unabated.
Pending sales (289) are running at a 15 percent clip ahead of the prior January. And of the 404 homes sold last month, more than half (214) were sold in The Woodlands and South County area.
The HAR figures support that view. The days a house stays on the market fell by 6 in The Woodlands/South County area (75 from 81), an incredible 32 days in Conroe/North County (78 from 110), and 11 days in East County (86 from 97).
January sales increased 50.7 percent in The Woodlands/South County, 55.6 percent in East County, 26.7 percent in the Lake Conroe/West County area and 20.8 percent in the Conroe/North County area.
The total dollar volume of $101.543 million in January is 34.7 percent ahead of the prior month total of $75.329 million.
Precinct 3 Commissioner James Noack expects to be busy at least through 2014, as developers are expected to construct approximately 7,000 new homes in, and around, the Rayford Road corridor.
Until the new home market stabilizes, prospective buyers will continue to turn to a competitive existing home market.
Creekside Park The Woodlands and Woodforest are the hottest new home developments in Montgomery County.

Information from houselogic.com:
Mortgage interest rates may be at all-time lows, but it’s tougher than ever to actually get your mortgage refinanced. Boost your chances of success by avoiding the five biggest mistakes home owners make when refinancing.
1. Not getting a quote from your current lender
Unless you hate the lender you’re with now, start your refinance shopping there. Since the company already has a (we hope) good relationship with you, they’ll probably be anxious to retain your mortgage business. If you bypass your current lender, you may miss out on the fastest, easiest trip through underwriting.
However, if you’ve gotten horrible service, you can ask for a rate quote anyway and use it to comparison shop other lenders’ deals.
2. Having too many bills and too little money
Lenders look at how much income you make and how much money goes toward your bills each month. If you’ve got a lot of debt and high monthly payments, your lender might decide you don’t have enough cash left over to pay the new mortgage — even if the new payment is lower than your current payment. The remedy? Pay off as many outstanding bills as you can before seeking a refinance.
3. Maxing out your credit
A portion of your credit score is calculated by comparing the total credit you have with the credit you’re actively using. Say the credit lines on all your credit cards add up to $50,000. If you’ve maxed out your credit, that’s a red flag for your lender.
However, if you’ve only used, say, $10,000, you situation looks under control. Pay down debt if you can before you refinance. Here are some tips to help you improve your credit score.
4. Using credit to make big purchases right after you apply
Don’t buy a new car, don’t finance new appliances, and don’t take out a student loan between the time you apply for a refinance and the day you get your loan funded. Adding any new debts or monthly bills changes your financial situation. Your lender might decide you now have too much debt or too little income to get the refinance.
5. Having unfinished remodeling projects
If your lender sends an appraiser out to value your house and you’ve ripped the siding off the front of your house, your unfinished project can derail your refinance.
A lender will only give you a refinance if it thinks it can sell your house if you don’t make the mortgage payments. A half-finished project would bring only half-hearted purchase offers at a foreclosure sale.
