Every season of the year brings out different buyers and sellers and home sales reflect those seasons. As you may have heard, Summer is a big buying season while Winter slows down. With the difference in demand during those highs and lows in the real estate market, home sales will trend at the same highs and lows.  

So where are we now? We are in the beginning of the busy real estate season. It is no longer just Summer, but rather late Winter and early Spring when we start to see buyers increase and ready to make offers. Here are the market statistics from January through the first week of April showing what the housing market has done in a few key places around Houston and surrounding areas.

Memorial Villages, Houston* List Price $369/sf (down $7), Sold Price $347/sf (up $5 from March report)

Memorial West, Houston* List Price $260/sf (up $88), Sold Price $188/sf (up $59 from March report)

Energy Corridor, Houston  List Price $150/sf (up $2), Sold Price $125/sf (down $5 from March report)

West University, Houston  List Price $382/sf (down $16), Sold Price $391/sf (up $7 from March report)

The Heights, Houston  List Price $246/sf (up $26), Sold Price $207/sf (down $7 from March report)

Montrose, Houston  List Price $259/sf (down $8), Sold Price $268/sf (down $4 from March report)

Cinco Ranch, Katy*  List Price $124/sf (up $2), Sold Price $117/sf (up $2 from March report)

Aliana, Richmond  List Price $130/sf (same as March), Sold Price $124/sf (same as March report)

New Territory, Sugar Land  List Price $124/sf (up $6), Sold Price $113/sf (up $1 from March report)

Greatwood, Sugar Land  List Price $123/sf (up $1), Sold Price $116/sf (same as March report)
