Selling Expired Real Estate Listings Success Story!

Before consumers only knew about properties via publications such as Real Estate Book, newspaper, drive by, flyers, NO Internet. The owner of a home in Harbor Park, on Sunset Ridge in League City had listed the home several times without receiving an offer. The seller said they would wait to leave until the agent pulled up, if the agent did not drive off the seller would pull out of the driveway. Seller could not understand WHY nearly all were slowing down then... driving away without coming in to the property. I made them understand it was the power lines and that there would be fewer buyers interested. Convincing them that there was no point in trying to ignore the 900 pound gorilla in the room. I said you don't need 30 showings you need only a few. You don't need to run around making your home ready for a showing only for that showing to never occur. Just like you, you did not mind the power lines, there are buyers that would much prefer power lines over back yard neighbors. We need to mention in agent remarks so the agents know this home backs to power lines. Yes you will have fewer showings you will also have fewer disappointments, which would you prefer? We will advertise as "no back yard neighbors - gate in fence leads to unofficial green space, great place to run four wheelers, dogs and kids. I sold the home in 128 days for $5,900 less than list. This was also during a time where the re-sale market had to compete heavily with new home construction, I was and still am quite accustom to over coming that obstacle as well.
