One of Houston’s biggest employment centers, Texas Medical Center has several premier research centers, healthcare institutions, and academic organizations.

Known to many as the Medical Center, the TMC, or the Med Center, the neighborhood with its abundance of clinical facilities is popular among home buyers because of its:

Medical Center has strategic central location within the Inner Loop.  Its borders include Midtown to the north, West University Place, Museum District, and Rice University to the west. 

It is also near three major thoroughfares: South Freeway on the east, Southwest Freeway on the north, and Loop -610 on the south.

The TMC also has transportation services including several bus lines and the METRORail.  The METRORail Red Line has three stations in and around the Medical Center:  Dryden/TMC Station, TMC Transit Center, and Memorial Hermann Hospital/Houston Zoo Station.

Given these location and access points, Medical Center is an ideal place to live in.

Fun Things To Do In And Around Medical Center Houston

With its name, Texas Medical Center, many may assume that the area is all about healthcare facilities.  But there is more to its name, thanks to its central location and great accessibility.  Medical Center Area offers its residents not only the finest healthcare institutions, but also some of Houston’s must-visit entertainment options.

Museum District is near the neighborhood, giving residents access to Houston’s notable arts and cultural centers.

NRG Stadium, formerly known as the Reliant Center, is a multi-purpose entertainment hotspot that serves as the home of Texas Bowl and Houston Texans.  NRG also hosts the Rodeo and Houston Livestock Show.

Hermann Park, Houston’s most visited public park, is also several minutes away from Medical Center.  Spanning 445 acres, this park features the Houston Garden Center, Houston Zoo, Miller Outdoor Theatre, Hermann Park Golf Course, and Houston Museum of Natural Science.

Established in 1945, Medical Center is the result of M.D. Anderson’s effort to make it into a foundation to prevent the dissolution of his partnership (Anderson, Clayton & Co). 

Due to his financial contributions to the foundation that started a cancer research hospital, several other research and healthcare facilities followed suit. 

Some of them include: Memorial Hermann-Texas Medical Center, Michael E. DeBakey Veterans Affairs Medical Center, Baylor St. Luke’s Medical Center, Texas Children’s Hospital, Houston Academy of Medicine-Texas Medical Center, and Houston Methodist Hospital, to name a few.

As the demand for good healthcare rises, the Medical Center continued its efforts to expand and renovate some of these institutions.

To date, Texas Medical Center has 21 hospitals, 8 specialty institutions, 8 academic and research facilities, 6 nursing schools, 3 medical schools, and other health-related facilities.

As the community continued to prosper, real estate market also blossomed.  Medical Center has posh condominiums, upscale townhomes, and elegant single family homes located in gated communities.

The rise in the real estate market is an answer to the demand of thousands of medical personnel, workers, nursing and medical students, and patients that go to the Medical Center often.

Medical Center Houston homes for sale is slowly appreciating over the last five years, with its median sales price jumping from $230,000 in 2009 to $324,500 in 2014 – a 37% 5-year price change.

Over the same period, its average price per square foot also increased from $126 to $161.

It is important to take note that some of the properties sold in gated communities follow deed restrictions.

Single Family Homes For Sale

Medical Center Houston has single family patio homes and two story homes that date back to the late 1940s. But the more popular real estate properties for sale are condos and luxury townhomes.

Single family homes are bigger and more spacious than condos and townhomes, with some properties having 4 bedrooms, 4 full baths, and 3 half baths.  Living spaces range from 1,000 to 3,800 square feet.

Townhomes For Sale

Townhomes for sale in Medical Center are usually built within gated communities.

Townhomes are usually two-story complexes that feature 4 bedrooms, 4.5 baths with a median size of 1,000 square feet.  Bigger units have 2,800 square feet of living space.

Properties have an average price per square foot of $119.32.

Due to high demand for luxury townhomes, properties spend an average of 13 days on the market. With some not even listed at all.

Condos For Sale

High-rise and mid-rise condominiums are also available in the Medical Center Area.  Unit sizes range from 650 to 2,000 square feet that feature 2 bedrooms and 2.5 baths floor plans.

Prices of Medical Center condos for sale start from $150,000.  Its median sales price is currently at $290,000, while price per square foot at $260.
