One of the most expensive suburbs in Texas, Hunter Creek Houston is also one of the six independent cities that make up the exclusive neighborhood of Memorial Villages.

Similar to other neighborhoods in the Villages, Hunters Creek experienced a slow growth in its economy, particularly its real estate market.

This slump paved the way for the widespread trend of updating old ranch style homes with custom-built homes that come with modern amenities.

Hunter Creek Houston homes for sale posted an impressive 10-year price change from $1,150,000 in 2005 to $1,899,650 in 2014.

Hunters Creek will remain on top of its game because of its impressive neighborhood that features quiet and verdant location that is near sought after Inner Loop districts, top performing schools, expansive lots, and elegant and luxurious homes.

4 Key Hunters Creek Village Houston Real Estate Trends

1.    Hunters Creek median sales price increased by 65% in the past ten years.

Hunters Creek sales price spiked partly due to the teardown-renovate/update trend in the neighborhood.  Median sales price rose from $1,115,020 in 2012 to $1,899,650 in 2014, an impressive 65% appreciation rate.

2.    Average price per square foot is at an all-time high.

Hunters Creek average sales price per square foot is at its highest at $357.  From its value of $231 in 2005 to $357 in 2014, average price per square foot appreciated by at least 55%.

3.    Property values have an impressive 3-year appreciation.

Due to the difference in home style, location, size and age of properties in Hunters Creek, property values experienced slight fluctuation over the years. However, the last three years from 2012 to 2014 shows promising growth as it continues to increase. 

From its 2012 value of $1,115,000 to $1,899,650 in 2014, there is no denying that Hunters Creek will continue to have a strong real estate market presence.

4.    Lot prices in Hunters Creek tend to fluctuate.

Hunters Creek Village Houston land prices tend to fluctuate, but they are noticeably gaining a significant increase from its 2005 value of $32 per square foot to its present value of $43 – a 34% appreciation rate over ten years.
