Museum District Houston Neighborhood

An association of 20 museums and galleries, Museum District Houston is among the country’s premier cultural destinations. 

This diverse community is under the management and supervision of the Houston Museum District Association that aims to foster harmonious relationships amongst its members.

Since its formation in 1997, Museum District emerged as a desirable community to live in because of the following:

Museum District Neighborhood Information

Roughly bordered by Texas Medical Center, the Neartown area, and Rice University, Museum District is the area located within the 1.5 mile radius of the Mecom Fountain located in Hermann Park.

Museum District lies along two major freeways: Southwest and South Freeway.  The neighborhood enjoys easy access going to Downtown and Midtown Houston, Texas Medical Center, and Greenway Plaza business district.

Despite its proximity to Houston’s premier districts, the neighborhood continues to remain a peaceful reserve. 

Fun Things To Do In and Around Museum District

With its collection of 20 museums, cultural centers, galleries, and community organizations, residents of Museum District have access to numerous activities within a 1.5 mile radius.

Annually, Museum District and its cultural institutions attract over 8.7 million of visitors.  This culture-filled region is home to the nation’s sixth largest art museum, that offer visitors a 300,000-square feet of space solely dedicated to costumes, sculptures, paintings, textiles, and photographs that dates back to the antiquities.

In addition, Museum District is within Hermann Park that offers recreational activities such as tennis courts, playgrounds, fountains, gardens, jogging, and biking trails.

The location of Museum District provides its residents a number of entertainment options.  One of which is the Miller Outdoor Theatre, a wonderful cultural center near the community that feature musicals, adult plays, and dance companies.  The theatre also features children’s series with a mix of young performers and experienced adult performers.

Museum District Houston has eclectic mix of houses that reflects varying tastes.  Some of the streets in the community follow heavy deed restrictions while others carefully mix residential and commercial buildings.  There are new constructions beside older and historic homes, duplexes, bungalow homes, garden homes, town homes, lofts, and high rise condominiums.

Similar to most Harris county neighborhoods, Museum District Houston homes for sale have prices slightly higher than most of other residential units for sale in Houston.  Homes have a median appraised value of $1,058,076 for an average lot size of 11,550 square feet.

Properties inside the Museum District are diverse and vary in sizes, home styles, and prices.  Some older bungalow houses sell for $200,000; townhomes go for $300,000; loft and garden style zero lot-line properties are in the high $400,000s; while larger estate homes and expansive mansions can cost millions.

In just a short span of 10 years, Museum District homes for sale posted a 69% increase in its median sales price from $438,075 in 2005 to $739,756 in 2014.  Price per square foot increased from $208 in 2005 to $298 in 2014, a significant 43% price change.

The lovely community of Museum District beautifully blends in the convenience and comfort with urban living.  Due to this, Museum District remains among Houston’s most popular real estate market.

Single Family Homes

Museum District Houston single family homes for sale feature home sizes that range from 2,550 to 4,520 square feet. Among these are older homes with prices that vary depending on the extent of renovation done.

Newer constructions with 3 bedrooms and 3.5 baths on 2,290 square feet of living space sell for over $400,000.

Shadyside, a gated community within Museum District is home to grand estates, while the adjacent oak-canopied esplanades of South and North Boulevards have legendary mansions.  Properties like these can sell for more than $1 million.

Many of the older single family homes for sale in Museum District are still in top shape. But, many homeowners are also more likely to renovate their homes.

Townhomes For Sale

Museum District townhomes and apartments give residents the luxury of community amenities that includes state-of-the-art fitness centers, expansive common areas, resort style swimming pools, parking spaces, and so much more without the difficulty of maintenance with single family homes.

Most of the Museum District townhomes for sale have 3 bedrooms and 3.5 baths and have an average estimated value of $354,441.  Some of the properties include a 2-car attached garage.

Townhomes are a popular choice among young professionals who work within the Texas Medical Center and its nearby business centers, with a 15.8% increase from sales recorded in the past year.

Modern Museum District townhomes for sale, with prices ranging from $300,000 to $600,000, are a favorite among homebuyer’s wish list and with good reason.

Condos For Sale

Museum District is home to some of the Houston’s sought after condominiums buildings.  Museum Flats at 5715 Almeda has 24 condo units strategically spread throughout four floors. 

Condominiums units have varying floor plans but most units come with 2-4 bedrooms and 2.5 to 3.5 baths and sell from $400K to as much as $2,500,000.
