    Starting our career in multi-family/MF leasing agent trouble shooter, working for developers needing leasing results in there troubled developed communities. Starting in a time of economic crisis of the mid 80's. Recruited and successfully leased-up communities for Tonetti and Cimmaron Development Companies. Including Midkiff, Dinerstein, Duddlesten, and Finger management companies.

    In December 1987 we received our real estate salesman license from the Texas Real Estate Commission. We continued started as a leasing agent for Income Property Services/IPS an office and building management company. Worked along with building owners, asset managers concluding assignments in Kirby District, Highland Village, 290 @ 610 corridors in the office and retail leasing market.

    In the 90's we marketed leased and sold High/Mid Rise Condos and Single Family Homes. Concluding assignments representing commercial tenants in retail, office and industrial space.

    My tenacity has out weathered Houston's deepest economic storms with success! One noted assignment was a retail lease renewal on Kirby Drive benefiting the owner in qualifying to refinance for his redevelopment successfully. This assignment leveraged my clients position to lock in a lease term with options to renew with rates saving my client well over $500k in avoided competing market-cost and keeping the trophy location.

    While working seven years for the Winchell Family, franchise owners of Realty Executives-Houston on Memorial Drive where we received multiple awards of Executive Club Top 10% Producer in Sales & Marketing. Working along with over 175 agents, realizing a emerging unique niche in the marketplace. We represented and consulted numerous Trophy Real Estate Speculators & Developers seeking sites for mixed use and Town-home developments concluding multi million dollar sales. Selling to some of Houston's most well-known. My tenure continued with REH, then to New Century Realty Group.

    In 2001, Cortinas Investments, LLC was launched and sponsored by James Valentino, Broker. Obtained Corporate Broker License status from Texas Real Estate Commission (TREC). August 2011, transferred salesman licensing to Carl Johnson, Broker. Startup in 2001 for Cortinas Commercial Real Estate and in 2015 Premier, REALTORS. In December 2015, license was transferred to Power Broker Extraordinaire, Joanna Temple Johnston. The LLC and both dba's are registered with TREC, Secretary of State of Texas, National Association of Realtors, Texas Association of Realtors and the Houston Association of Realtors.

    We have been most fortunate to have represented the clients and concluding the real estate assignments we have been a part of. Through these efforts we've obtained extensive skills, built and maintained relationships and given us more then average successful real assignments. Our knowledge and skills have been through some of the most intricate and most difficult transactions. I am asked often, what is my specialty? We objectively represent our clients. Here's one quote from a client Attorney/Developer; Julian, thank you for getting this deal closed, you accomplished the assignment and went through this extremely difficult title work requiring numerous corrections along the way to closing. This deal was just as challenging as if it was on the State Bar Exam and you passed it successfully! One of my favorite past business goals was to attend continued education in real estate annually from 2006-2014, at South Texas College of Law. Learning and applying from the state top real estate deal makers and qualified real estate lecturer's. Ranging from updated basic contracts to legal changes in real estate law, environmental law and development.

    Past consultant to Second Ward CDC, in partnership with Habitat for Humanity.
    As tenure of President, The Second Ward Association, we participated as community liaison to Past Mayors; L. Brown and B. Lanier. SWA successfully negotiated over $75M in City of Houston and Metro improvements for the subject community at large. Involvement incurred organizing community groups forming alliances in the second ward, third ward areas and mid town. One very special program we partnered in (Herman Goldstein Award) a nationally recognized award in community involvement in partnering with Houston Police. In result to our partnership with the Mayors Office and Houston Police the program concluded over 40 Felony arrest, four of sexual assault, four of capital murder. SWA recipient of two Mayoral Proclamations.

    Advisory Board member, Art & Environmental Architecture 501(c)3, with projects of The McKee Street Bridge Project and Frost Town Historic site. The bridge is the recipient of status from the National Register of Historic Bridges. Represented A & E in the negotiations of acquiring nearly 3 acres of land in fee simple title. The acquired land now protects the integrity of A & E's discovery of the Frost Town settlement site. The settlement pre dates the 1830 arrival of carpetbaggers to the area now known as Houston.
